Théâtre Mogador
Located near the Grand Magasins and the Opéra Garnier, the Théâtre Mogador is considered the largest private theater in Paris. They do warn on the website but be aware that the climb to the top via a circular staircase can be quite tiring - there are a lot of steps! There are a couple of 'doorways' (not actual doors) on the way up where you can pause and take a breath, letting others pass by. Once up there the views are great, thoroughly recommended.
